First you need to determine whether you have something that increases the cost of the plot. This includes:
- water supply and Sewerage;
- the electricity is conducted on the site;
gas;
- buildings (house, garage, shed);
- garden and forest trees on the site;
- the proximity from the city and convenient access to your land;
- the presence of well-developed infrastructure and public transport;
- the nearby forest, river, lake;
- your site is located on land given for individual housing construction (IZHS). This means that building a house on it, it will be possible to issue a residence permit there. And it's often very important to the buyer.

The presence of all these parameters will help you to sell your plot at the best price. And, of course, the more acres is your land, the higher will be its cost.

To learn how much you can say in the sale of land, examine similar ads on the Internet. Look for reports of sales of neighboring properties. Consult with representatives of the Agency for the sale of real estate. But if you decide to sell your site with their help, remember, you will have to pay the agent a percentage from the transaction. Usually it is not more than 10% of the cost of the plot.

Selling your land to do better in the spring. This time of year is characterized by the growth of real estate prices. Prepare all documents in advance. Getting the cadastral plan, for example, may take you up to six months. So take care of it ahead of time.
