When buying an apartment, your seller is required to prepare a number of documents that under the current legislation on the sale of real property. You should read all the documents and only after that to conclude the contract of purchase and sale.

Selling a property can only be owner, therefore, your seller of the apartment shall be the certificate of ownership. Also, the seller must obtain an extract from the cadastral passport and copy of cadastral plan, without which the registration of the transaction impossible.

In addition to these documents from the seller of the apartment should be: extract from the house register and a personal account, a notarized authorization from all co-owners (article 244 of the civil code). If the co-owners were as incapable, partially capable or minors, read the decree issued by the tutorship and guardianship authorities (article 28, 29, 26, 30 of the civil code). If you do not, the rights of these persons can be restored in a judicial order and the transaction was deemed invalid (article and 3075 2965 of the civil code).

After reviewing all documents and making sure they meet all the requirements of law, execute the notarial or written contract of sale. Constitutes an act of acceptance.

The final stage of buying an apartment is to register your rights of ownership. For its implementation, refer to PPRC, fill in the application form, submit all the documents, pay the state duty for registration. In one month you will receive a certificate of ownership of the purchased apartment and become its rightful owner.
