The expert method.
Make a visual inspection of each structural element of the building. On the basis of the examination make an assessment of the wear of each structural element of the building according to the following criteria.

- wear 0-20% - if there is no damage or deformations can be eliminated when carrying out a repair.
- wear 21-40% if, in General, the structural elements can still be used but needs major repairs.
- wear 41-60% – if exploit structural elements is possible only if the implementation of a significant overhaul.
- wear 61 to 80% if load-bearing structural elements in poor condition.
- wear 81-100% if the structural elements of the building are in ruins.

Thus, the share of each of the structural elements is: the foundations - 4%, walls - 43%, slabs - 11%, roof – 7%, floor 11%, 6%, finishing – 5%, internal electrical and plumbing devices - 10%, other - 3%.To calculate the wear amount of the products of wear of each feature multiplied by the specific weight of this item, divide by 100 and you will know the percentage of wear of the building.

Cost calculation method of wear.
After inspecting structural elements of the building make the list of defects on the basis of which calculate the estimated cost of repair. To calculate the depreciation of the building you can by dividing the carrying value of the building for the cost of repair.

The method of calculating the lifetime of the building.
To determine wear of the building , identify each element separately the amount of wear and tear, this replacement value of each item and multiply by its actual age and divide by its total physical life. The findings will add up, divide by the carrying value of the building and multiply by 100, the result will be the percentage of wear of the building.
