You will need
  • - copy of passport;
  • - extract from the Unified state register on the right to the building (the building) located on the purchased land plot or a copy of other documents certifying (establishing) right to have such a structure (building, structure), if available on the land;
  • - copy of power of attorney, in case of the transaction to another person or firm;
  • - extract from the Unified state register on the right to acquire land or copy of other document certifying the rights on the purchased land;
  • - the cadastral passport;
  • - copy of certificate OGRN (for individual entrepreneurs and physical persons);
  • - copies of documents confirming the right of acquisition of land for permanent (termless) using, gratuitous urgent use or property, established by the land legislation.

In accordance with paragraph 1 of article 35 of the Land Code of the Russian Federation with the purchase of any property that is on the land, the owner of the property and is also entitled to use part of the land occupied by the real estate and necessary for its use. The point of this article is that the easiest way of obtaining land in the property, is the purchase of real estate, in this case, the owner automatically claim a share of the land necessary for the use of this property. Here, the property can mean not only residential housebut also destroyed housing, garage, etc. the worse the building is, the easier and simpler will lead the acquisition of land in the property.

Registration of ownership of the land. Initially, invite a surveyor to prepare a survey and site plan. This surveying plan in the next is assigned a cadastral number.

Will receive a certificate, which will indicate the normative value of land in the Agency where your site is registered. It may be the village Council, and horticultural non-commercial partnership, etc.

Submit these documents to the Federal registration chamber to register the ownership of land and obtain the property certificate, i.e. "green".

These documents grant to the city Department of architecture for the manufacture of technical passport of the building, located on the territory of your land.

In accordance with the Land Code, article 36.5 write a statement about obtaining the rights to the site, attaching a cadastral map (plan), the local authority or the Executive body of state power.

Attach to the application documents:
- a passport copy;
- extract from the Unified state register on the right to the building (the building) located on the purchased land plot or a copy of other documents certifying (establishing) right to have such a structure (building, structure), if available on the land;
copy of power of attorney, in case of the transaction to another person or firm;
- extract from the Unified state register on the right to acquire land or copy of other document certifying the rights on the purchased land;

- copies of documents confirming the right of acquisition of land for permanent (termless) use, gratuitous use of, or the property established by the land legislation.
Property for the right to use the land is registered in the Federal Registration Chamber.

The registration of private houseand property. Will issue the technical passport of building. Please contact the technical inventory Bureau for inspection of the structure.

Get cadastral passport and the cadastral number of the land plot (as to these documents, mentioned above). With these documents, please contact the state center of registration of real estate. So you will receive your private house in the property.
